1. Who we are

islamabadproperties.com ("the website", "we", "us") is operated by Proxymedia Dubai of Dubai, United Arab Emirates.

2. What the website is

The website is an advertising platform. It allows registered members to publish advertisements for property, and allows members to contact one another about those advertisements.

We are not an estate agent, broker, dealer, property consultant, valuer, adviser or mediator. We do not own, inspect, measure, value, verify or sell any property advertised on the website. We do not introduce parties for commission, do not negotiate, do not hold money, and take no commission or share of any transaction.

Any contract, negotiation, payment, agreement or dispute arising from an advertisement is entirely between the members concerned. We are not a party to it.

3. Membership

1. You must be 18 or over and provide accurate registration details.
2. You are responsible for your account and password, and for everything done through your account.
3. One person or business should hold one account. We may merge or close duplicates.
4. We may suspend or close an account that breaks these terms, without refund.

4. Advertisements

By posting an advertisement you confirm that:

1. you own the property or are authorised by the owner to advertise it;
2. every detail you give — price, area, location, condition, ownership and legal status — is true and not misleading;
3. the photographs are of the actual property and are yours to publish;
4. the property is genuinely available on the terms advertised;
5. you will remove or update the advertisement promptly when it is sold, let or withdrawn.

You must not post:

1. property you have no right to advertise;
2. the same property repeatedly to gain prominence;
3. false prices or "bait" advertisements intended to generate calls;
4. content that is unlawful, offensive, or infringes anyone's rights;
5. other people's photographs or descriptions;
6. advertisements for anything other than property in the advertised area.

We review advertisements before publication and may decline, edit or remove any advertisement at our discretion. Review is a basic check for obvious problems. It is not verification of ownership, title, measurements, price or the approval status of any scheme, and it must not be relied on as such by anyone.

5. Messaging other members

1. Use messaging only to discuss the advertisement it relates to.
2. No bulk messaging, marketing, spam or harassment.
3. Do not send anyone your CNIC, title documents or banking details until you are satisfied who they are.
4. We store messages so that abuse can be investigated, and we may read them where a report is made or the law requires it.

6. Membership fees and advertising

1. Free membership permits the number of advertisements shown on the plans page.
2. Paid memberships and banner advertising are arranged directly with us and are payable in advance.
3. Fees buy advertising space and access to features for a period. They are not a commission and do not make us a party to any sale.
4. Fees are not refundable once a membership period has started, except where the law requires it.
5. We may change our fees, and will tell existing members before a change takes effect.

7. No warranty — please read

Advertisements are supplied by members. We do not check them for accuracy and we give no warranty that any advertisement, price, measurement, description, photograph, ownership claim, document or approval status is accurate, current or lawful.

You are responsible for making your own enquiries and for obtaining your own professional and legal advice before entering into any transaction or paying any money. See our safety guidance.

8. Limitation of liability

To the fullest extent permitted by law, we are not liable for any loss or damage arising from: the content of any advertisement; the conduct of any member; any transaction, agreement or payment between members; any inability to access the website; or any decision you take in reliance on anything published here.

Nothing in these terms limits liability for fraud or for anything that cannot lawfully be excluded.

9. Reporting and takedown

If an advertisement is false, misleading, fraudulent or infringes your rights, tell us through the report form and we will review it promptly. If you are the owner of a property advertised without your authority, contact us with proof of ownership and we will remove it.

10. Your content

You keep ownership of what you post. By posting it you give us a non-exclusive licence to display, store, resize and reproduce it for the purpose of operating and promoting the website, until you remove it.

11. Changes and governing law

We may update these terms; the current version is always on this page. These terms are governed by the laws of Pakistan, and the courts at Islamabad have jurisdiction.
